يمتد على مساحة 20.5 مليون متر مربع.. الديار القطرية -مصر تكشف عن المخطط العام لمشروع “علم الروم” بالتعاون مع SOM

نظمت شركة الديار القطرية -مصر، احدى أهم شركات التطوير العقاري عالميًا، زيارة ميدانية لمشروعها الرائد “علم الروم” بالساحل الشمالي. حضر الزيارة نخبة من شركاء الديار القطرية المسؤولين عن إعداد المخطط العام للمشروع، وفي مقدمتهم مكتب Skidmore, Owings & Merrill (SOM)، أحد أهم بيوت الخبرة العالمية المتخصصة في الهندسة المعمارية والتخطيط العمراني، والذي تم تعيينه لإعداد المخطط العام للمشروع.

تأتي الزيارة لاستعراض رؤية المشروع لتطوير أحد أبرز المجتمعات الساحلية في مصر، حيث صُمم “علم الروم” ليكون وجهة متوسطية متكاملة ونابضة بالحياة على مدار العام، خاصة وأنها تجمع بين الطبيعة الخلابة والتخطيط العمراني المتطور.

يتمتع مشروع علم الروم بموقع استراتيجي يبعد نحو 20 دقيقة عن مرسى مطروح و50 دقيقة عن رأس الحكمة، ويمتد على مساحة20.5 مليون متر مربع (4,900 فدان)، وبواجهة بحرية استثنائية تمتد بطول 7.2 كيلومتر على ساحل البحر المتوسط. يُعد المشروع من أكبر المشروعات السياحية ومتعددة الاستخدامات في المنطقة، بإجمالي استثمارات تبلغ 29.7 مليار دولار أمريكي، منها3.5 مليار دولار استثمارات نقدية مباشرة.

ويلعب مكتبSOM دورًا محوريًا في وضع المخطط العام للمشروع، من خلال دمج أفضل الممارسات العالمية مع الخصائص البيئية الفريدة للموقع، بهدف تطوير وجهة ساحلية مستدامة تعيد تعريف مفهوم الحياة على الواجهات البحرية في مصر والمنطقة.

ولتحقيق هذا الهدف، يشارك تحالف من الشركات العالمية في وضع المخطط العام للمشروع، ويضمSWA المتخصصة في تصميم وتنسيق المواقع والمناظر الطبيعية، وMarina Projects الرائدة في تصميم وتشغيل المراسي البحرية، إلى جانب Setec المتخصصة في هندسة النقل والمرور، بما يضمن تنفيذ المشروع وفق أعلى المعايير العالمية للجودة والابتكار.

وفي هذا السياق، قال الشيخ حمد بن طلال آل ثاني، الرئيس التنفيذي لشركة الديار القطرية: “يمثل مشروع علم الروم نقلة نوعية غير مسبوقة في مسيرة الديار القطرية بالسوق المصري، حيث يرفع إجمالي محفظتنا من الأراضي إلى أكثر من 40 مليون متر مربع، وهو ما يعكس ثقتنا الكبيرة في مصر كوجهة عالمية رائدة للاستثمار والسياحة. كما تمتلك الديار القطرية حاليًا محفظة استثمارات في مصر تُقدَّر بنحو 7 مليارات دولار أمريكي، ويتم تنفيذ المشروع بالشراكة مع شركات عالمية رائدة مثل SOM. وفي الوقت نفسه، نلتزم بتنفيذ المشروع بأيادٍ مصرية ولأجل الشعب المصري، مستفيدين من خبرات الديار القطرية الممتدة في 22 دولة، إلى جانب الخبرات المعمارية المصرية الفريدة، لتطوير وجهة مستدامة تدعم رؤية الدولة للتنمية الاقتصادية الشاملة.”

وقال طالب العذبة، رئيس قطاع التطوير وتسليم المشروعات – اسيا وأفريقيا بشركة الديار القطرية: “تم تصميم مشروع علم الروم ليمثل مدينة ذكية متكاملة تجمع بين البيئة الساحلية والابتكار المعماري بما يعزز جودة الحياة وسهولة التنقل، بالتعاون مع مكتب SOM وشركائنا الدوليين، ومن بينهم Setec وMarina Projects وSWA. ولضمان تنفيذ المشروع بكفاءة، تضخ الديار القطرية استثمارات نقدية مباشرة بقيمة 3.5 مليار دولار، فيما يضم المشروع مرسى عالميًا لليخوت، وفنادق فاخرة، وحلولًا مستدامة للطاقة، مع الاعتماد على مواد محلية في التنفيذ. وبفضل موقعه الاستراتيجي بين مرسى مطروح ورأس الحكمة، وواجهته البحرية الممتدة بطول 7.2 كيلومتر، صُمم المشروع ليكون وجهة سياحية متكاملة تستقبل الزوار على مدار العام.”

ومن جانبه، قال توماس هَسّي، المستشار الرئيسي للمخطط العام بمكتب SOM: ” يجسد المخطط العام الذي وضعناه لمشروع علم الروم رؤيةً جديدة للحياة على الواجهة البحرية بالساحل الشمالي في مصر، مستلهمة من مناخ البحر المتوسط وطبيعته والهوية الثقافية الفريدة للمكان. وتتمثل رؤيتنا لهذا المكان في تطوير وجهة ساحلية مستدامة وقادرة على التكيف مع المستقبل، تتيح للسكان والزوار تجربة أكثر ارتباطًا بالواجهة البحرية، وتوفر أسلوبًا أكثر اندماجًا مع المياه والطبيعة المحيطة”.

يُعد مشروع “علم الروم” أحدث إضافة لمحفظة مشروعات الديار القطرية -مصر التي تنمو بصورة مطردة، وتضم مشروعات بارزة مثل سيتي جيت ونيو جيزة وفندق سانت ريجيس القاهرة. وبفضل هذا التوسع، تؤكد الشركة التزامها طويل الأجل كشريك استراتيجي في مسيرة التنمية العمرانية في مصر، والمساهمة في بناء مستقبل مستدام يعزز مكانة الدولة كوجهة رائدة للاستثمار العقاري والسياحي. 

Qatari Diar Egypt, one of the world’s leading real estate developers, hosted a site visit to its landmark Alam Al Roum project on Egypt’s North Coast, attended by a distinguished group of international partners responsible for developing the project’s master plan. The visit was led by Skidmore, Owings & Merrill (SOM), one of the world’s foremost architecture, engineering, and urban planning firms, appointed to develop the project’s master plan.

The visit formed part of the company’s efforts to showcase the project’s vision of creating one of Egypt’s most prominent coastal communities. Alam Al Roum is envisioned as a fully integrated Mediterranean destination that remains vibrant year-round, combining exceptional natural surroundings with advanced urban design.

Spanning 20.5 million square meters (4,900 acres), the development enjoys a strategic location approximately 20 minutes from Marsa Matrouh and 50 minutes from Ras El Hekma, with 7.2 kilometers of private Mediterranean beachfront. Representing a total investment of USD 29.7 billion, including USD 3.5 billion in direct cash investment, it is among the region’s largest tourism and mixed-use developments.

SOM plays a central role in shaping the project’s planning vision by combining global best practices with the site’s unique environmental characteristics to create a sustainable coastal destination that redefines waterfront living in Egypt and the wider region.

The master plan is supported by a consortium of internationally renowned firms, including SWA, the global landscape architecture specialist, Marina Projects, a leader in marina design and operations, and Setec, a leading transportation and traffic engineering consultancy. Together, they will ensure the project is delivered to the highest international standards of quality and innovation.
